Acre Pad Site

Summary: eScreenLogic performed a Phase I ESA for a Client that was in the process of obtaining bank financing for the purchase of a one (1) acre pad site to construct a free-standing retail store. eScreenLogic performed a Phase I ESA and discovered during on-site observations and historical research, the presence of an unregulated landfill on the subject site. Additionally, the on-site assessment revealed a perchloroethylene (PERC) using dry cleaner facility across the street.

Result: eScreenLogic recommended and performed a Phase II soil/groundwater investigation. The investigation discovered the subject site had been impacted by explosive vapors (methane) in the soil as a result of the unregulated landfill as well as impacted with dry cleaning solvents (PERC) from the nearby dry cleaners. Due to these environmental issues, the bank declined to finance the deal and the purchaser terminated his contract with the seller prior to the expiration of the due diligence/feasibility period and was refunded his earnest money deposit.
